All NDIS-SDA property funding is funded by NDIS, not Dynamic Support Services. NDIS will only provide funding for newly constructed purpose-built dwellings approved by an SDA assessor and if eligible NDIS participants have been identified. (NDIS-SDA funding x location factor).
As NDIS-SDA funding is much higher than market rental income, it is essential to understand the difference between Gross Scheduled Income (GSI) and Effective Gross Income (EGI), so even at a 33% GSI on an NDIS-SDA funding average dwelling, the returns are still higher than market rental income.
